Ridge, hips and ventilation
Ridge cap condition, ridge vent seating, and whether intake and exhaust ventilation are actually balanced against each other.
Gutters, drip edge and fascia
Pitch, lap direction, secure attachment, and whether water is being carried into the gutter or behind the fascia board.
Attic inspection where accessible
Daylight through the deck, staining on the sheathing and rafters, damp or compressed insulation, and adequacy of intake ventilation at the soffit.
Decking condition from below
Soft spots, delamination and previous water tracking, read from the underside where the attic allows.
Estimate of remaining service life
A realistic range for how much longer the system has, based on its material, condition and exposure rather than on age alone.

How the Inspection Runs

Booking and arrival
Call and we will set a time, usually within a few days and often sooner outside of storm season. You do not need to be home for the roof portion, though it helps if we can get into the attic. The whole visit runs around forty-five minutes on a typical Sherman house.

We walk every accessible slope rather than inspecting from a ladder at the eave, photographing as we go. Where a roof is too steep or too fragile to walk safely we say so and inspect by other means rather than taking chances. Then, where there is access, we go into the attic, because half of what a roof is doing is only visible from underneath.

The verdict, in writing
We come down and go through what we found with you on the spot, with the photographs. You then get a written summary: what is wrong, what is fine, what needs attention now and what can reasonably wait. If the answer is that the roof is in good shape, that is the report you will get, and there is no charge and no follow-up sales call.
